Tysons Community Alliance Releases New Study Forecasting Future Housing Demand in Tysons Through 2040

Report identifies demand for 10,300 new housing units accommodating over 15,000 new residents by 2040

Tysons, VA – The Tysons Community Alliance (TCA) released Future Housing Demand in Tysons, a landmark report that examines how demographic, economic, and market trends will shape housing needs in Tysons over the next 15 years. Among its key findings, the study projects that Tysons will welcome more than 15,000 new residents by 2040, driving demand for roughly 10,300 new housing units across a wide range of types and price points.

Following recommendations from the TCA-published Connecting Tysons: A Collective Strategic Plan, TCA engaged Jon Stover & Associates (JS&A) to assess how national and regional trends will impact future housing demand in Tysons.

“Tysons is uniquely positioned to capture a meaningful share of the region’s long-term growth,” said Jon Stover, Managing Principal at JS&A. “The community’s access to transit, jobs, retail, and cultural amenities makes it one of the most competitive markets in the Washington region. But maintaining that momentum will require continued attention to housing supply, affordability, and diversity.”

The study uses demographic data, market analysis, and stakeholder input to assess who is likely to live in Tysons and what types of housing will be needed to support future growth. The findings will help guide future investment, planning, policy, and placemaking efforts as Tysons continues to evolve as a vibrant, inclusive, mixed-use community.

The study’s major findings include:

  • Strong, sustained population growth is projected, with Tysons adding more than 15,000 residents by 2040 under the moderate-growth scenario.
  • Tysons will require approximately 10,300 additional housing units, including rental, for-sale, workforce, and age-friendly housing options.
  • One- and two-person households are expected to drive most of the growth, led by young professionals, established professionals, and active seniors.
  • Housing affordability and income diversity will remain central challenges, with about half of new households expected to earn below 120% of the Area Median Income.
  • A more balanced housing mix—including more two-bedroom and three-bedroom homes—will be needed to support families, aging residents, and long-term community stability.
