Tysons, VA —Tysons Community Alliance (TCA) released its Q4 2025 Tysons Quarterly Market Report and 2025 Year in Review, highlighting Tysons’ continued resilience across the district’s core sectors, even as economic uncertainty blanketed much of the broader Washington, D.C., region.
Initially debuted at TCA’s inaugural Vision Tysons: 2026 Development and Investment Summit on March 12, the report shows strong performance in visitation, retail demand, residential growth, and workplace activity, reinforcing Tysons’ role as the second-largest employment center in the Washington region outside downtown D.C. and the economic engine of Fairfax County.
Tysons recorded 65.3 million visits in 2025, a 5% increase year-over-year, supported by continued return-to-office momentum and steady consumer activity throughout the district.
Other major highlights from the report include:
- 9% growth in worker visitation, reflecting continued workplace recovery
- $869 million in credit and debit card spending across Tysons retail establishments in 2025
- Retail vacancy remained exceptionally low at 2.4%—far below the national average
- Metro ridership increased 17% year-over-year, reaching 88% of pre-pandemic levels
“Even amid economic uncertainty across the region, Tysons continues to demonstrate steady growth and long-term stability,” said Drew Sunderland, TCA Interim Chief Executive Officer and co-author of the report. “Stabilized office fundamentals, continued residential growth, and strong consumer spending are creating the kind of environment retailers look for nationwide. The data confirm that Tysons remains one of the country’s most attractive markets for retail investment.”
